First Steps to Marketing Your Rental Property:
- Walk across the street and look at the property
- What are your first thoughts? Is the home's paint in good condition? Does it need pressure washing? Is the lawn kept?
- The prospective resident will ask, "Is this how I'm expected to keep it?"
- This is your business as a landlord, so how would you present your own small business?
- At least 3 times a year, fertilize the lawn and make sure you save it (even if there is a lawn service)
Interior:
- Check all the appliances and have them serviced (such as the A/C)
- Each room should have at least one window that opens up all the way and each window should have a screen
- If there is a pool, make sure the pump works, etc.
Advertising/Marketing Plan:
- Get property rent-ready
- Must have a market price--can't market without. Drive through the neighborhood and call "For Rent" signs and base your price accordingly. Comparative market analysis for rent (those in similar location, amenities, size, etc.)
3 Things Cause a Property to Rent:
- Location
- Condition
- Price (price at market or slightly below)
*Ask people in the neighborhood where tehy work. Obviously the whole neighborhood isn't empty, so there are people how would rent your property, you just have to market in the appropriate area!
